Investor sought for my rental house in Detroit, Michigan For Sale

I am seeking an investor/partner for an inherited house that will be used as a rental. Asking $25K for a 45% share in the house. After expenses you'll receive 45% of the rental income. (given the current rental market the house will rent for $700 - $900.) We will form a LLC or legal partnership. Property will be managed by a third party and handle all the management aspects. At such time the market improves and the value increases dramatically we'll make a joint decision to sell the property. The property is free and clear, no liens with a clean deed. I will use a portion of the $25K to build a new garage (immediately increasing the value of the property and your investment.)
