1) Negotiate all building contracts (i.e. Building & Grounds maintenance, Security, Trash removal, other building related contracts, etc.). 2) Manage & negotiate all leases within the division. 3) Administer donations, dispositions & transfers of cemetery plots within the division. 4) Direct preventative maintenance work for all Metro Detroit area Salvation Army locations. 5) Oversee all property project proposals, including all research, preparation and verification of funding, submission & presentation to the Division Finance Board and processing to Territorial Property Council. 6) Direct all ongoing property projects & act as a liaison between contractors & management and verify completion of projects. 7) Prepare status reports for Divisional Finance Board. 8) Monitor all Capital Trust Funds. 9) Prepare Capitalization Reports. 10) Analyze & audit reports from THQ Finance and THQ Property Departments. 11) Supervise the repair, maintenance, acquisition and replacement of DHQ vehicles. 12) Manage all driver & vehicular qualification processes and policies. 13) Conduct Quarterly site inspections & weekly inspections for large ongoing property projects. 14) Attend various Board Meetings when required, & present reports/updates on projects and facilities. 15) Supervise property department staff. 16) Other duties as assigned by management.
