We are SG Capital Group, an expanding regional real estate firm committed to building a company we are proud of with an extraordinary opportunity for an experienced Community Manager at Carnegie Park Apartments located in Southfield, MI.We seek a seasoned professional who understands leasing and wants to make a major impact on the future of our property and our great organization. The Community Manager must have a passion for working with people, be a great communicator :: both written and oral, be knowledgeable about marketing and must be excellent with following through with prospects and on projects from start to finish. As a member of the communitys Management Team, the Community Manager will have direct communication with the companys Corporate Asset Manager, Chief Financial Officer and Chief Executive Officer. Community Manager Essential Job Functions and Responsibilities:Coordinate the leasing team in all aspects of the leasing process including, but not limited to: Application processing, Paperwork processing, Lease: Up process, Pre:move in apartment inspections, Resident Retention activities, Lease Renewal process.May be responsible for development and implementation of programs designed to increase occupancy or lease renewal rates.Participate in marketing campaigns and promotions for attracting and retaining tenants to minimize vacancies.Confirm that leasing staff techniques are effective in obtaining closing.Confirm that leasing staff gather information about market competition in the area and file.Continually monitor and analyze traffic logs, conversion rations, budget guidelines, renewal information, marketing data, etc. to be able to give up:to:date and proper information when requested by Executive Management Team.Develop and/or implement resident retention programs (i.e., resident functions, special promotions, monthly newsletters, etc.)Consistently implement policies of the community and company.Ensure efficiency of staff through ongoing training, instruction, counseling and leadership.Plan weekly/daily office staff schedules, assignments and meetings.Administer action plans consistently, and on a timely basis with performance problems.
